Permission secured for latest phase of massive employment scheme

West Yorkshire’s Sherburn2 has secured detailed planning permission for 515,990 sq ft of prime logistics and manufacturing space, with a gross development value of £64m. 

Family-owned, Yorkshire property company, Glentrool Estates Group, is turning the 100-acre Sherburn2 site at Junction 42 of the A1(M) into a logistics and manufacturing park.

Collectively, the £159m development is expected to create at least 1,715 full-time equivalent jobs.

The Reserved Matters detailed planning permission for the North and South phases of Sherburn2 will open the remaining 30 acres. 

The South phase (S2 374) can accommodate up to a single unit of 374,000 sq ft, while the North phase (S2 North) will provide 141,990 sq ft in nine units with sizes from 2,850 sq ft to 48,330 sq ft.

Construction is complete on the adjacent £95m, 660,000 sq ft East phase, with a new letting to global building supplier Sika Ltd of 280,663 sq ft and a unit of 131,830 sq ft under offer.  

Director of Glentrool Estates Group, Jeremy Nolan, said, “With the growing success of the East phase, there is real momentum and pent up demand for the locality.

“Glentrool Estates Group Limited has invested in the sites infrastructure and this permission for the North and South phases will accelerate delivery for occupiers.

“Sherburn will be a strong sustainable community with the delivery of much needed jobs and housing.

“The granting  of the Reserved Matters application of the final phase reinforces the regional importance of this significant employment site which compliments the emerging housing supply and large, skilled workforce in the Selby District.

“With the completion of the Spine Road in May 2023, S2 North and S2 374 are gearing up for delivery; we anticipate high levels of interest in the variety and flexibility of space available.”

Councillor Mark Crane, North Yorkshire Council executive member for open to business, said: “We welcome this investment into the Sherburn2 site, which will bring significant new business and employment into North Yorkshire.

“Through the work of our economic development and planning teams, we’ve had a long and positive relationship with Glentrool to unlock the potential of this site.

“We applaud the commitment to sustainable design and see great potential for this premier logistics and manufacturing park to attract high-quality jobs to the area.”
