Este Villa’s freehold terraces with private lifts sold for about $3.52M, roughly $734K below nearby freehold terraces. We look at whether that’s worth it.
Last week, we started on the individual developments in this strata landed series with Cabana. The second, Este Villa, is a 121-unit freehold cluster housing project on Nim Road, about a kilometre away, where every home has its own lift and two private parking lots.
According to caveats, the terraces at Este Villa have changed hands for an average of $3.52 million, based on transactions lodged between January 2025 and June 2026. Over the same 18 months, the conventional freehold terraces within a kilometre fetched an average of about $4.26 million.
Though Este Villa’s average selling price is about $685,000 above Cabana’s, it comes without Cabana’s two major compromises on land tenure and accessibility. But buyers still give up sole ownership of the land under their house, since the land is shared by 121 owners.
Este Villa also lets us test the two findings from the start of this series: that a freehold terrace costs about $1.05 million more than a freehold strata landed home islandwide, and that freehold strata landed sellers earned a lower return on investment (ROI) than leasehold ones.
As with Cabana, all figures use the same averages and tenure definitions as the rest of this series.
Este Villa: freehold cluster housing with a lift in every home
Este Villa is in District 28, within the Serangoon planning area, and was completed in 2013. Each of its 119 strata terraces and two strata semi-detached houses spans a basement, three storeys and an attic, with the lift serving all five levels and communal facilities for residents.
