Freehold landed homes averaged $2.04 million in gross profit and a 56.9% ROI, the highest of four landed types. Among strata landed, leasehold returned 37.2% against 31.8% for freehold.
In the previous article in this strata landed series, we compared what four kinds of landed homes typically cost to purchase.
Based on transactions lodged in the first six months of this year, we found that a conventional freehold landed home fetched an average price of $6.97 million, while a 99-year leasehold landed home could command about $3.47 million.
By contrast, a freehold strata landed home could transact at an average price of $3.95 million, while a 99-year leasehold strata landed home may change hands for about $2.99 million.

Now, a higher purchase price doesn’t automatically mean a bigger gain, and resale prices in the four landed home categories haven’t grown at the same pace since 2016.
