Thomson Reserve starts from $1.54 million for a 592 sq ft two-bedder, below four nearby resale averages. Prices, resale comparisons and unit mix reviewed.
The record-breaking visitorship numbers to the sales gallery of Thomson Reserve over the Oct 17-18 weekend make it plain that the 99-year leasehold condominium is the headline new project launch in the second half of 2026.
The 1,268-unit development, spread out over five hectares (approx. 504,300 sq ft), is the largest new private residential project in Upper Thomson – in terms of unit count – since the launch of Jadescape in 2018.
For a comprehensive review of Thomson Reserve, including the extraordinary buying interest it has generated as well as commentary of the unit types, read our New Launch Review here. In this article, we’re going to unpack the next pressing issue faced by prospective buyers: the price.
We already noted – back in September – that the development of Thomson Reserve had a leg up from its relatively lower land price. However, we cautioned that this doesn’t necessarily translate into an affordable project, and the unit mix (particularly the proportion of two-bedroom units) took us by surprise.
The new condo is a redevelopment of the former Thomson View condo, which was acquired in a $810 million collective sale last year by CapitaLand Development, UOL Group, and Singapore Land. That price works out to a land rate of $1,178 ps per plot ratio.
Since the start of the public preview, we also have a general indication of the average selling prices, and we can start making more direct price comparisons. Now, let’s see how the competitive land price and pricing strategy will play out for this highly anticipated new project.
